How Loudoun County Assesses Property
Assessed by: Commissioner of Revenue
Assessment cycle: annual
Notices typically mailed: February
Real estate in Virginia is assessed at 100% of its fair market value. In Loudoun County, this means your assessed value equals your property's market value. If your home's market value is $495,000, at Virginia's 100% assessment ratio your assessed value would be $495,000, resulting in approximately $3,985 in annual taxes at the county's effective rate of 0.805% ($0.805 per $100 in assessed value).
The Appeal Process
Appeals are heard by the Board of Equalization. The Board of Equalization is responsible for reviewing appeals and determining whether a property is assessed equitably when compared with similar properties and at fair market value.
If you believe your assessment is based on inaccurate information about your property's characteristics, such as the living area or condition of the property, call(703) 777-0269 to schedule an inspection with your appraiser.
If you believe that your assessment is not accurate, you may request a review specific to your property prior to the March 16 deadline. File a Real Estate Assessment Application for Review.
Within 90 days after you file your request for a review, our Office will provide a determination letter explaining its decision about your assessment.
If unsatisfied with the review results or if you miss the March 16 deadline, appeals may be made to the Board of Equalization until June 1.
If you do not agree with the decision from the Board of Equalization, you may still file suit in Circuit Court. This will usually involve hiring an attorney to represent you.
