On the typical Kosciusko County home, valued near $200,000 at the county’s effective tax rate of 0.86%, an over-assessment of even 10% means you are overpaying year after year until you appeal it. Here is how to find out if yours qualifies.
2026 Appeal Deadline: June 15, 2026 (if Form 11 mailed before May 1) or June 15 in the year tax statements are mailed (if Form 11 mailed after April 30)
The filing deadline depends on when your Form 11 Notice of Assessment is mailed. If the Form 11 is mailed before May 1 of the assessment year, the filing deadline is June 15 of that year. If the Form 11 is mailed after April 30 of the assessment year, the filing deadline is June 15 in the year that the tax statements are mailed. For 2026 assessments, most appeals must be filed by June 15, 2026.

How Kosciusko County Assesses Property
Assessed by: Kosciusko County Assessor's Office
Assessment cycle: annual
Notices typically mailed: April-May
Indiana assesses property at 100% of market value. Properties are valued annually through a trending process that adjusts assessments based on recent sales data in your neighborhood. For example, if your home's market value is $200,000, at Indiana's 100% assessment ratio your assessed value would be $200,000, resulting in approximately $1,720 in annual taxes at the county's effective rate of 0.86% (before homestead deductions).
The Appeal Process
Appeals are heard by the Property Tax Assessment Board of Appeals (PTABOA). The PTABOA is composed of 3-5 appointed members (the County Assessor serves as a non-voting secretary). During your hearing, you will present your evidence and explain why you believe your assessment is incorrect. The board will review all evidence and issue a written determination.
Obtain and complete Form 130 (Petition to the PTABOA) for each parcel you wish to appeal. Include the assessment year and any supporting documentation such as comparable sales, appraisals, photos, or repair estimates.
Submit the completed Form 130 to the Kosciusko County Assessor's Office by mail or hand delivery before the June 15 deadline. The Assessor serves as secretary to the Property Tax Assessment Board of Appeals.
The County Assessor forwards your appeal to the Property Tax Assessment Board of Appeals (PTABOA). The board will schedule a hearing to review your evidence and issue a written determination (Form 115).
Attend your PTABOA hearing and present your evidence supporting your requested property value. Be prepared to explain why you believe the assessment is incorrect using comparable sales or other market data.
If you disagree with the PTABOA's determination, you may appeal to the Indiana Board of Tax Review (IBTR) by filing Form 131 within 45 days of receiving the PTABOA determination (Form 115).
If dissatisfied with the IBTR decision, you may further appeal to the Indiana Tax Court. You must file your appeal within 45 days of the IBTR's final determination.
