Understanding the Three Deadline Types

Fixed deadlines are calendar-based dates that apply to everyone regardless of when you received your notice. Examples include New Jersey (April 1), Ohio (March 31), and Nevada (January 15). If you miss the date, you miss the window.

Rolling deadlines count from the date your assessment notice was mailed. Texas gives you 30 days from your notice (or May 15, whichever is later). Georgia gives 45 days. Florida gives 25 days from your TRIM notice. Check the date on your notice to calculate your deadline.

Variable deadlines differ within the state by county or type of property. California deadlines vary by county (September 15 in most; November 30 in Los Angeles). Illinois deadlines vary by township within Cook County. New York varies by whether you are in NYC or upstate.
