2026 Appeal Deadline: 30 calendar days from the date the valuation notice was mailed
Upon receipt of a Notice of Increase in Valuation of Real or Personal Property (OTC 926 & OTC 926-P), a taxpayer has 30 calendar days from the date the notice was mailed to file a written protest with the county assessor. If property values have not been adjusted by the county assessor from the previous tax year, a taxpayer may object to current property values by filing a protest on or before the first Monday in April.

The Appeal Process
Appeals are heard by the County Board of Equalization. The board shall be authorized and empowered to take evidence pertinent to said appeal and to confirm, correct, or adjust the valuation of real or personal property.
Step 1: File Form 974 informal protest with county assessor within 30 days of valuation notice
Step 2: The assessor must hold a hearing on the matter
Step 3: The assessor must issue a written ruling on your protest within seven days of the hearing
Step 4: If you disagree with the assessor's decision, you may appeal the county board of equalization within 15 days after the assessor mailed their decision
Step 5: If you don't agree with the board of equalization's decision, you may appeal to the county district court within 30 days of the board's decision
