Senior Property Tax Exemption

50 percent of the first $200,000 in actual value

The Act grants an exemption (reduction) up to one-half of the first $200,000 in market value from property taxes for a qualifying residential owner, if funding is available.

Eligibility: The qualifying senior must be at least 65 years of age as of January 1 the year application is made. The qualifying senior must have been the owner of record of the property for at least ten consecutive years prior to January 1 in the year of application. The qualifying senior must occupy the property as his or her primary residence and must have done so for at least ten consecutive years prior to January 1 in the year application is made.Deadline: July 15

Disabled Veteran Property Tax Exemption

Since 2006, many veterans are exempted a large portion of actual value on property taxes.

In 2006, Colorado voters approved Referendum #E, amending Section 3.5 of Article X of the Colorado Constitution. The amendment and subsequent legislation expanded the Senior Property Tax Exemption, to include "qualifying disabled veterans."

Gold Star Spouse Exemption

In November 2022, Colorado voters extended the Property Tax Exemptions to Gold Star Spouses by accepting Amendment E. This means surviving spouses of US Armed Forces service members who died in the line of duty or from a service-related injury now qualify for this Property Tax Exemption.

Eligibility: The Gold Star Spouse must have occupied the home as their primary residence since January 1 of the year the application is submitted. The surviving spouse must not be remarried in order to be eligible. Must provide documentation such as a letter from the Department of Defense or a VA Benefits Summary letter.Deadline: July 1

Qualified Senior Primary Residence Classification

The passage of Senate Bill 24-111 created the Qualified Senior Primary Residence Classification. This classification requires a property owner to complete an application and submit it to the assessor's office in which the residence is located. A qualified senior primary residential property tax classification is available for tax years 2026 and 2026. This allows property owners who moved and lost their senior exemption, or will move in 2026 or 2026, to have it temporarily reinstated for their new primary residence, if they meet certain requirements.
