The Appeal Process
Appeals are heard by the County Board of Equalization. Independent referees conduct the hearings and may make adjustments to the value. A final written decision is mailed to the taxpayer within five business days following the hearing.
In May of re-assessment years, all property owners are sent a Notice of Valuation (NOV). The purpose of the NOV is to inform you of any increase or decrease in your property valuation and advise you of your right to appeal the new value.

The Assessor will review your appeal and respond in writing on or before August 15 with a Notice of Determination (NOD.)
If you do not agree with the Assessor's decision you may continue your appeal to the County Board of Equalization (CBOE). This information is located on the reverse side of your NOD.
If you are dissatisfied with the decision returned by the CBOE, you may continue your appeal to the Board of Assessment Appeals (BAA), District Court, or to the County Commissioners for Binding Arbitration.

50 percent of the first $200,000 in actual valueThe Act grants an exemption (reduction) up to one-half of the first $200,000 in market value from property taxes for a qualifying residential owner, if funding is available.
Disabled Veteran Property Tax Exemption
Since 2006, many veterans are exempted a large portion of actual value on property taxes.In 2006, Colorado voters approved Referendum #E, amending Section 3.5 of Article X of the Colorado Constitution. The amendment and subsequent legislation expanded the Senior Property Tax Exemption, to include "qualifying disabled veterans."

50% of the first $200,000 in actual valueIn November 2022, Colorado voters extended the Property Tax Exemptions to Gold Star Spouses by accepting Amendment E. This means surviving spouses of US Armed Forces service members who died in the line of duty or from a service-related injury now qualify for this Property Tax Exemption.
Qualified Senior Primary Residence Classification
50% of the first $200,000 in actual valueThe passage of Senate Bill 24-111 created the Qualified Senior Primary Residence Classification. This classification requires a property owner to complete an application and submit it to the assessor's office in which the residence is located. A qualified senior primary residential property tax classification is available for tax years 2026 and 2026. This allows property owners who moved and lost their senior exemption, or will move in 2026 or 2026, to have it temporarily reinstated for their new primary residence, if they meet certain requirements.
