New Jersey has two property tax appeal deadlines depending on your county. Most counties require filing by April 1, 2026, while others allow until May 1, 2026.
Counties with April 1, 2026 Deadline
These counties require appeals by April 1 (32 days from today):

- Monmouth (exceptions exist)

- Ocean (exceptions exist)

Counties with May 1, 2026 Deadline
Only Bergen County has a standard May 1 deadline.
Special situations for May 1:
- Monmouth County municipalities that completed revaluation
- Ocean County municipalities that completed revaluation
- Any municipality with court-ordered revaluation
New Jersey's Dual Appeal System
Option 1: County Board of Taxation
- Deadline: April 1 or May 1
- Cost: Free
- Timeline: 3-9 months
- Good for: Smaller reductions
Option 2: New Jersey Tax Court
- Deadline: April 1 or May 1
- Filing fee: $150 (if seeking >$20k reduction)
- Timeline: 12-24 months
